Management Services

  • Oversee all service personnel (employees, pool, landscaping, pest control, etc)
  • Act as a liaison between Association members and the Board of Directors
  • Enforce the covenants and restrictions as listed in your documents
  • Advise the Board of changes in the laws governing mandatory homeowners associations
  • Provide on sight inspections of common areas
  • Design preventative maintenance schedules
  • Solicit contractor bids for various projects and for budget preparation

Administrative Services

  • Prepare for, organize, post notices, and attend meetings of the Board and the membership
  • Record and transcribe the minutes of those meetings
  • Maintain a computerized membership roster (Listings and mailing labels are available)
  • Interact with the association's attorney
  • Handle all correspondence from owners, title companies, financials institutions, etc.
  • Maintain the permanent records of the association

Financial Services

  • Post and deposit monthly Assessment checks
  • Send delinquency letters to past due owners (Collection will be as aggressive as the Board requests)
  • Monthly bookkeeping and full reporting (We use QuickBooks)
  • Prepare accounts payable checks and deliver to designated Board members for signatures
  • Prepare input for CPA firm for the purpose of obtaining annual financial statements and taxes (The CPA fee is not included as part of management's fee.)
  • Monitor the financial statements in order to control expenses
  • Prepare and recommend a realistic annual budget in accordance with your HOA documents
